6 Things You Need to Know Before Buying an Acreage Home

Preparing to Purchase an Acreage Home with Ease

You are here because you’ve been dreaming about living in an acreage home, maybe have space for the kids to play, or have some horses, or cows, or just have the space to plant for own vegetables and fruits… Well, you’ve come to the right place! There are a few things I’d like you to take serious consideration of before jumping in fully. It takes different muscles (so to speak) to lift the acreage homeowner weight. Just to be clear, what’s considered as an “acreage home” is typically a single family home located on a big lot (typically 1 acre or more).

  1. You’re likely going to have your own water well system. As an acreage home buyer, you want to make sure that your well system is in working condition! Although understand that a well system can fail with time, and it will be the homeowner’s responsibility to repair or drill a new well when the time comes.
  2. You’re likely going to have your own septic system. As an acreage home buyer, you should know that a septic system needs ongoing maintenance and can fail with time, and it too will be the homeowner’s responsibility to make repairs or put in a complete new system.
  3. You’re likely going to have your own propane tank. Instead of paying the utility company every month, you would be paying the propane company at time of refill often twice a year, depending on the tank size and your usage.
  4. Your landscaping responsibility will increase juristically. This means automatic watering system (a drip system, or sprinkler system, or both) needs to be functional. You’d be surprised how often they can clog up.
  5. Bugs and pests (ewww). When you have more land, you’ll have more bugs and pests swarming around the house and the property. It’s totally normal and a regular pest service can help you out.
  6. What are the internet availabilities? While most acreage homes have at least 2 different internet providers to choose from, many homes have either only 1 service provider that’s a traditional satellite based internet which is ultra low speed, or worse, none. Lately many homeowners are excited about Starlink’s high speed satellite internet but note you should verify that it will be available for the home you’re thinking about purchasing.

Now, knowing what you know after reading this blog post and give it some serious consideration about wanting to live on land, do you still dream about the space, the peace, the flexibility, and the lifestyle it offers? Just remember that it is possible and many people have done it and are living the life you’ve dreamed of! And quite frankly, most of them didn’t have the kind of support that you’re getting from me right now.
